All improvements must adhere to the Architectural Guidelines. Specific improvements and additional specifications are listed below. These have been the most common improvements at PGA WEST Residential Association to date. An Architectural Variance Application must be submitted and approved in writing for all improvements.
A. AWNINGS
- Awnings shall be retractable. Awnings shall be retracted when not required for sun control at the unit. Homeowners will be notified by letter if the awning is being used as a “room addition” i.e., awning extended when exterior of unit is in the shade. It is recommended that homeowners install a wind sensor. The retractable awning approval is based on the need to control direct sunlight for a limited time period based on the orientation of the unit and sun. It is not an approval to use the awning for extended time periods of the day or as a newly created covered patio extension.
- The awning must be professionally attached to the exterior of the unit. The awning attachment must be installed as to not cause damage to the HOA’s exterior walls and/or roof. Any damage to the stucco or substrate must be repaired. All penetrations to be prefilled with elastomeric caulking. Any wind or water damage to the stucco to be repaired immediately by the homeowner to the satisfaction of the Association.
- The awning fabric to be a heavy duty weight and the color is to match the stucco color. Fabric samples to be submitted for color and weight review.
- The required awning valance can be straight or scalloped edge. All weathered valances to be replaced as necessary within 15 days of notification to assure proper appearance. The valance drop is not to exceed 7 inches. The awning hardware is to be a cream color to assure a neutral appearance.
- The slope and/or pitch of the awning is to be similar or less than the pitch of the roof. If a steep pitch is required, the homeowner should consider a vertical shade attached next to the window or door.
- The awning projection depth is limited to 10'-0" in most installations or less when the awning limitation is 1'-0" past the edge of the patio at the Champion, Legend and Greens units.
- Electrical service for motorized awnings must be installed in a professional manner and pulled through the ceiling. No more than 2'-0" of conduit can be exposed. Exposed conduit to be painted to match the adjacent surface. Any penetration to stucco or roofing to be repaired to the satisfaction of the Association.
- Please note that awnings that are found to be in non-compliance for appearance, use, or unapproved must be removed within 15 days of receipt of a written notice or the awning will be removed by an Association selected contractor and the cost of removal and repair billed to the homeowner.
- For units with high, clearstory windows, the homeowner should consider vertical blinds or shutters.
- The homeowner requesting an awning installation must provide the completed, adjacent neighbor forms to provide an acceptance of the visual impact of an adjacent extended awning.
- Special Conditions
- Greens and Medalist Units: The upper floor balconies and windows are not approved locations for fixed or retractable awnings. Ground floor installations have a mounting height limit of 9'-0" and the valance bottom must not be lower than 7'-0" above the patio. The awning shall not extend more than 1'-0" beyond the patio edge.
- Champion Units: Awning mounting heights are limited to 12'-0" at Plan 9 units and at other Plan locations with the high patio ceilings. Installations are not allowed at the high roof eaves; they are allowable attached to the wall below the high patio ceiling. The standard awning mounting height is 10'-0" or less at the roofs eaves and the valance bottom must not be less than 7'-0" above the patio. The awning shall not extend more than 1'-0" beyond the patio edge. The pitch and horizontal area of the unit is as noted in items #5 and #6 above.
- Legend Units: The awning mounting height is 11'-0" or less at the roofs eaves and the valance bottom must not be less than 7'-0" above the patio. The awning shall not extend more than 1'-0" beyond the patio edge. The pitch and horizontal area of the unit is as noted in items #5 and #6 above.
- Fairway Units: The awning mounting height is 9'-0" (F1), 12'-0" (F2) or 10'-0" (F3) or less at the roofs eaves and the valance bottom must not be less than 7'-0" above the patio. The awning shall not extend more than 1'-0" beyond the patio edge. The pitch and horizontal area of the unit is as noted in items #5 and #6 above.
- Classic Units: The awning mounting height is 12'-0" or less at the roofs eaves and the valance bottom must not be less than 7'-0" above the patio. The awning shall not extend more than 1'-0" beyond the patio edge. The pitch and horizontal area of the unit is as noted in items #5 and #6 above.
- Gallery Units: The awning mounting height is 11'-0" or less at the roofs eaves and the valance bottom must not be less than 7'-0" above the patio. The awning shall not extend more than 1'-0" beyond the patio edge. The pitch and horizontal area of the unit is as noted in items #5 and #6 above.
