As General Manager for PGA WEST Residential Association, Inc. it is my responsibility to ensure that our Homeowners and Lot Owners receive the service they expect and deserve. You see, managing PGA WEST Residential Association is like overseeing a small city. The Association is comprised of 1,422 residences, with 23 varying ‘model types’, all with different budgets!
1,354 of the residences receive condominium services, including but not limited to exterior painting, roofing, skylight maintenance, landscaping, irrigation, lighting, gate and jamb repair and hardscape maintenance. In addition to these unit specific responsibilities, we also maintain common area amenities such as five lakes, fifty four pools and spas, approximately 27 miles of asphalt, curbs and gutters. Street sweeping, vacuuming and washing is performed on a daily basis, trash is picked up six days per week, exterior pest control is provided, cable television is supplied to all condominiums and custom homes at a bulk rate and HOA administrative service is available on site five days per week.
With so much to administer to I rely upon the Association’s management and staff members as well as numerous licensed contractors to meet the demands of the job. We all function under the direction of your seven member Board of Directors. This Association is fortunate to have elected Board Members that are involved and take a hands on approach to understanding the operation of the Association.
As with any municipality, no matter how hard we try to make things run smoothly, fate kicks in and presents challenging situations. Over and above the day to day operations as described above, we continually have obstacles to address such as legal matters, lake malfunctions, reconstruction, geotechnical issues, a struggling economy causing the highest delinquency rate than I have seen in my eighteen years here, federal laws such as the Virginia Graeme Baker Pool and Safety Act, which requires retrofitting all fifty four pools and spas with anti-entrapment systems, rising utility costs, mandatory water use reduction and last but not least our friends in Sacramento who are busy enacting ever changing regulations on Homeowners’ Associations that we must be aware of. One thing is for sure, there is never a dull or uninteresting moment in HOA Management! I am privileged to be employed by PGA WEST Residential Association, Inc., which incidentally received the honored award from Community Association Institute of ‘2008 ASSOCIATION OF THE YEAR’!
