I have been serving in the capacity of Maintenance Manager since March of 2004 and I don't believe there has been an uneventful day in the entire six years. To illustrate, the Maintenance Department is issued approximately 3,225 work orders per year! Some of the accomplishments in the Maintenance Department in an average year include replacing 150+ gates, 35 skylights, 2400 square feet of concrete, replacing 2500 light bulbs, installing 400 new light fixtures, painting 340 units, vacuuming and washing close to twenty seven miles of street daily and painting stop/limit lines and red curbs. In order to keep up with the tasks, the Maintenance Department has nine employees, each with a different area of proficiency. Russell Armes and Jesus Acosta are our roofing specialists; they inspect, clean and perform minor repairs to the condominium roofs; Manual Aceves completes our day to day work orders, repairing items such as gates, stucco and exterior intercoms; Humberto Gutierrez and Ricardo Haro repair broken lights and electrical problems; Justo Carlos Gonzales drives the street sweeper/vacuum and water trucks, Daniel Soto is our trash truck driver Tuesday through Saturday and Martha Felix cleans the pool area decks and furniture.


In addition to the day to day maintenance responsibilities, the maintenance department oversees the work of a number of contractors, including exterior painting of trim and stucco, repairing and resurfacing the deck and plaster at 54 pool and spa sites, sealing and slurry coating the many miles of streets within the Association and foam roof installation on flat roofs of condominiums, to name a few.


Our objective is to carry out preventative maintenance to mitigate future major repairs and to be available to address the routine work orders in an efficient manner. Should you have any questions regarding maintenance, please contact the Association office.
