On behalf of the Board and Management Staff I would like to welcome you to the website for your Residential I HOA. It is our intention to use this website to keep the members current on the important issues transpiring within the Association, as well as special announcements effecting the operations. We will also continue with our announcements on our television channel (98). We encourage everybody to browse thru the drop-down screens to familiarize you with the entire website. You can also communicate with the office or any of the Board members thru this website. We welcome your comments.
The Board has approved the budget/assessments for 2010. As was stated in the letter sent with your 2010 assessment the budget was carefully examined by both Management and the Board. The end result given the current economic situation was, in our opinion, minimal adjustments to the assessment for the various units for this year.
The Maintenance Department, under the supervision of William Aceves, continues to improve and contain costs with their continuous inspection and repair of problems prior to them becoming major cost repairs. They can only inspect the exterior of your unit in those areas where the Association is responsible for the maintenance. We need you, the Homeowner, to monitor and correct any interior potential problems, i.e. leaky faucets, toilets, washers, hot water heaters, etc. Turning off the water supply to these and any other potential problem appliances when you leave for an extended period of time is highly recommended.
The Landscaping Department, managed by Bill Bobbitt, is one of the most highly scrutinized/contacted departments in the Association. With thousands of sprinkler heads/irrigation systems to manage, along with hundreds of acres of lawn to mow and trim, say nothing of the flowers and trees to plant and trim twice a year, one can easily see why this department garners such scrutiny.
The Reconstruction Department, headed up by the extremely capable Steve Herthel, has completed Phase 2 of the Reconstruction Project. Steve and his crew have done an outstanding job addressing the problems created by a variety of situations over the past years. None of this work would have been accomplished without a special assessment if the law suit several years ago against the developer was not successful. The Board will be determining if there is a need for a third phase.
The Architectural Committee, chaired by Steve Herthel, is continually receiving requests for a variety of renovations/additions to the existing units or the landscaping of the common or limited common area within the Association. The Architectural Committee's major goal is to preserve the overall general concept of PGA WEST, specifically inside the "Res I" area. While they attempt to allow individual homeowners as much flexibility as feasible with the requests submitted, they also must protect the basic design concept of the various types of units here as well as the overall landscape concept. There are occasions when some of these decisions are not in line with the homeowner's request.
In these cases the Committee would attempt to suggest some alternative that would be in keeping with the Committee's main responsibility of preserving the overall appearance and design concept of PGA WEST. Please remember that basically any change to the exterior of your unit or landscape area requires a submittal to this Committee. In doing so it will help maintain our home values as well as the general concepts established for this community. Updated architectural guidelines were sent to all members with the 2009 assessment notice.
One can readily imagine the situations and responsibility of managing 1422 units and hundreds of acres of land to maintain along with 54 pools and spas and 5 lakes. This would be an impossible task if it wasn't for the above mentioned managers, along with their staff and the office staff all operating under the watchful supervision of our General Manager, Mike Walker and our Operations Manager, Kelly McGalliard.
The Board and Management persistently look for areas to improve home values while retaining the overall concept of PGA WEST as well as containing costs. While some decisions may not be agreeable with every homeowner, these decisions are made with the overall well being of all homeowners.
