PGA WEST: The Big Picture and Where We Fit In

For homeowners and visitors alike, understanding our Association begins with looking at the full PGA WEST picture. Incorporated in 1985 as PGA WEST Residential Association, we’ve become known throughout the resort since then as simply “Res 1.” Three other associations also exist at PGA WEST:

Residential Association 2 (“Res 2”)

The Fairways (including the Residence Club, Signature and Monterra projects under development

PGA WEST Master Association (“the Master”)
​Res 1, Res 2 and The Fairways are traditional homeowner associations with a combined 3,188 properties. All three PGA WEST homeowner associations are in gated, guarded communities. Res 1 homes can be found on the Palmer and Stadium courses. Res 2 homes are located at the Nicklaus Private course, and Fairways homes surround the Weiskopf, Nicklaus Tournament and Norman courses. In general, out-of-bounds stakes along the fairways mark the boundary lines between HOA property and golf course property. The Master Association is not affiliated with homes; instead, it maintains key common areas and services used by the other three (such as PGA WEST Boulevard, entries to each residential community, and the gates and patrol service). Each association has its own board of directors, management staff, bylaws and CC&Rs (Covenants, Conditions & Restrictions). All four associations also share Combined Community Rules & Regulations.
