How are members of Architectural Review Committee chosen?

The HOA Board of Directors appoints the committee, which consists of at least three members, each for a one-year term.

What is the most frequent reason improvement requests encounter delays in the approval process?

(1) Contractors’ insurance companies either fail to provide certificates of insurance to the HOA or don’t fill them out correctly or completely, and (2) contractors are not properly licensed and insured.

Does the Association have prequalified contractors?

No, nor do we recommend contractors. But we do have a list of licensed and insured contractors who have successfully completed work within the community.

About how long does it take to get permission for a garage door replacement?

The Architectural Review Committee has delegated approval to HOA management; therefore, this can be accomplished in a matter of days.

May a homeowner request installation of a pool?

Yes, and each request for a pool or other water feature is considered based upon available space, compatibility and surrounding homes.

How long does it take to get back my deposit?

Once the Association receives Notice of Completion and the Architectural Review Committee provides a final signoff, the owner’s deposit shall be returned within 30 days.

What’s the purpose of the Architectural Review Committee?

To ensure that architectural and landscape modifications are compatible and in accord with the Association’s governing documents and guidelines. The committee is charged with acting on each proposal based on established design control criteria.

When does the Architectural Review Committee meet?

It meets once a month, generally on Wednesday (subject to change). See the website calendar for dates.

Why is a Maintenance and Indemnity Agreement required for a variance application?

This agreement obligates current and future owners to be solely responsible for the improvement and for any damage resulting from work on the improvement.

What are the most frequent errors in a variance application?

​All questions on an application are not completed, and plans submitted with the application do not show all requisite details.

When does the committee issue a Review and Comment letter vs. a Notice to Proceed letter?

​Review and Comment letters itemize outstanding items that must be satisfied prior to a Notice to Proceed letter being issued.

What if I must replace my garage door on an emergency basis?

This is permitted. Just make sure the contractor is licensed and insured, and follows up with HOA management. In such situations, the garage door must be a raised- panel, rollup pivot door without windows.

Can I extend my patio?

With prior approval by the Architectural Review Committee, patios may be extended up to 24 inches beyond their original footprint.
