Imagine living in a small town where local government provides essential municipal services that emphasize quality and cost-efficiencies. If you own a home at Res 1, this is reality, not your imagination. Our Association is self-managed rather than a client of an HOA management firm. This leads to enormous benefits that accrue from having fulltime professional managers and staff with a deep understanding of Res 1’s unique needs. Besides homeowner services and the business side of the Association (accounting, legal issues, insurance, etc.), our management and staff have two major points of emphasis: maintenance and landscaping.
Our HOA has countless skylights, walkways, stucco walls, driveways, light fixtures, gates, miles of curbs – and more. The in-house maintenance staff handles their normal upkeep and repair. Projects requiring outside licensed contractors with specialized skills and equipment are put out for competitive bid; e.g., sealing and slurry coating streets, replacing damaged roof tiles, foam roof applications, street sweeping, and pool/spa cleaning and plastering.
The in-house landscape staff is responsible for all irrigation, pest control and the health of our lakes. As with the maintenance staff, landscaping also supervises the work of outside companies brought in for such high-volume work as turf mowing, tree and shrub trimming, plant replacement, fertilization and flower plantings. These contracts are for labor only; the Association buys its own materials such as plants, trees, fertilizers and flowers.
