This is permitted. Just make sure the contractor is licensed and insured, and follows up with HOA management. In such situations, the garage door must be a raised- panel, rollup pivot door without windows.
Yes, and each request for a pool or other water feature is considered based upon available space, compatibility and surrounding homes.
With prior approval by the Architectural Review Committee, patios may be extended up to 24 inches beyond their original footprint.

Once the Association receives Notice of Completion and the Architectural Review Committee provides a final signoff, the owner’s deposit shall be returned within 30 days.
